Goetting & Associates has provided over 3.5 million square feet of commissioning services for various circumstances such as LEED® certifications, high reliability facilities (hospitals, office buildings, laboratories, central plants, etc.), retro-commissioning of existing facilities, general mechanical commissioning and outsourced preventative maintenance and power quality reviews. Southwest Foundation for Bio-Medical Research Virology & Immunology Laboratory Complex
San Antonio, Texas

This 35,000 sf, single-story bio-medical research laboratory complex ranks in the top facilities capable of studying emerging and deadly infectious diseases. The complex includes a Bio-safety Level 4 (BSL-4) containment lab which is the fourth of its kind in the United States. BSL-4 is the only type of facility permitted to study viruses and other infectious agents that are deadly to humans and for which no vaccines or treatments exist. BSL-4 containment systems include high temperature waste decontamination, chemical shower, containment suits served by central breathing air apparatus, room pressure control, and HEPA filtered exhaust systems.

Goetting & Associates performed mechanical, electrical and plumbing commissioning for the BSL-3 and BSL-4 laboratories. Pre-functional performance commissioning was performed during the construction phase of the project. Functional performance commissioning began at project completion.

The project involved coordinating with representatives of the National Institute of Health for compliance with NIH grant policy. Design reviews were also conducted in collaboration with representatives of the Centers for Disease Control (CDC) and the United States Army Medical Research Institute of Infectious Diseases.

This project consisted of three large watertube chillers and the revamping of the heating water system, including primary and secondary pumping.

USAA Bank Services Building
San Antonio, Texas

Phase I: This 452,000 sf, 4-story hi-tech office building is connected by two flying bridges to a 403,000 sf parking garage. Included in the office building is a full service cafeteria with an executive area. The HVAC system is a 1,600 ton central water plant to support this building and another 100,000 sf office building. The central plant has three centrifugal chillers with provisions for expansion. It also contains medium voltage switchgear, one double ended 4000 amp switchboard with two 2500 kva transformers and one 3200 amp switchboard with two 2000 kva transformers.

USAA Bank Services Building
San Antonio, Texas

Phase II: A 169,000 sf, 4-story office building. All AHU's are on lowest level. Medium pressure VAV air handling units supply 50°F air to variable primary volume constant secondary volume terminal units. The building has complete vent cycle and DDC energy management system.*

USAA Buildings G&H
San Antonio, Texas

This 1,000,000 sf office building included three large 200,000 cfm air handling units, perimeter heating air handling units, fitness center air handling units and three large 100 percent outside air handling units. A 1,500 ton chiller and an 800 ton chiller along with two scotch marine boilers and associated pumping systems were added to the south central plant. All phases of the mechanical and electrical systems were commissioned.

USAA Renovations of Buildings A&D
San Antonio, Texas

This 1,700,000 sf renovation consisted of replacing 119 air handling units, all of the terminal units were replaced with VAV DDC controlled units. All electrical systems were changed including the transformers and light fixtures. The entire DDC control system was upgraded. All aspects of the mechanical and electrical systems were commissioned.

Goetting & Associates authored the commissioning documents and performed the pre-functional and functional testing for all MEP systems on this project.

Texas Department of Criminal Justice - Preston E. Smith Unit
Lamesa, Texas

Goetting & Associates served as the Commissioning Authority for the construction, acceptance and warranty period of this high-security Texas Department of Criminal Justice (TDCJ) facility. Goetting & Associates was responsible for ensuring that all systems were complete and functioning properly at the time of occupancy; that TDCJ's operating personnel were properly trained; applicable equipment and systems were installed properly and receive adequate operational checkout by installing contractors; verifying and documenting proper performance of equipment and systems; and ensured that Operations & Maintenance (O & M) documentation were complete. Prominent Pointe II MEP Commissioning
Austin, Texas

This project consists of a new 211,322 sf, four-story shell office building and a 247,300 sf four-story detached parking garage. The building is designed to have a central condenser water plant. This project will be seeking an Austin Energy Green Building rating. Goetting and Associates is providing MEP commissioning services.

This project consists of a 105,500 sf three-story building with an attached six-level parking garage. The building is designed to have a central condenser water plant.
